A Phased Construction Inspection is a series of inspections performed for home-owners during the construction of a new home. These inspections are intended to ensure that all phases of a new-home construction are performed to the satisfaction of the contract documents. In general, there are four phases:
An inspection of the subgrade and reinforcing steel prior to placement of concrete, or grouting of block walls. We ensure the condition of the subgrade is acceptable to prevent differential settlement of your home, which cause cracks in foundation walls and basement floors.
2) Post Framing/Roof
This is performed after the framing is done, but before the electrical and plumbing are installed. This looks at structural members of the framing and roof to ensure that they are constructed to the requirements of the design drawings.
3) Pre Finished Wall (Pre-Drywall)
We get a look at the major systems before your finished walls goes up. During this inspection, we examine the electrical, plumbing, and any other installed systems. If there are any issues, safety or otherwise, the contractor can remediate them before the walls go up!
We perform this prior to closing to create a punch-list for the home buyer prior to making the final payment to the contractor. This provides some leverage to the home buyer to ensure the contractor properly finishes off the job and turns the home over in perfect working order. The home buyer would receive a full Home Buyer's Inspection report detailing conditions and deficiencies with the home.
